Improvements have a much greater impact on the value of your property than repairs and they are calculated quite differently when it comes to filing your taxes. Maintenance jobs can turn into capital improvements. However if an investor was to remove and replace the entire fence carpet or build a new deck this will fall into the category of capital improvements. That s a big difference.
Unfortunately telling the difference between a repair and an improvement can be difficult. Capital improvements or work which improves an asset beyond its original condition must be depreciated and claimed as a capital works deduction or as depreciation.
